The Home Buying Process

Purchasing a home is a BIG event – something most people only experience a few times in their life. There are a lot of moving parts and it takes an expert to help guide you through the process. Fortunately, I am here to be with you along every step of the way to make sure your home buying process is straightforward and simple.

Here is an overview of the home-buying process:

Step One: Contact Your Realtor Dena Musfy

Timing: 15-30 minutes

Here we will have an initial discussion about your needs and wants in your home. What area are you looking for? How many bedrooms? Do you need to be near a good school? What do you want your work commute to look like?

I like all my clients to have a list of “must haves,” “nice to haves,” and “absolutely nots.” This way I know what to look for (and what I should never show you). We’ll review everything so I know exactly what homes I should take you to see!

I’ll also give you an overview of my process so you can feel completely confident working with me as your realtor!

Step Two: Contact A Reputable Lender

Timing: 15 minutes

Home sellers only want to sell to people who are actually able to pay for their house.

That’s why it’s incredibly important to get a loan pre-approval so you are ready to move when you find the home of your dreams.

I have many trusted loan officers I can refer you to so you know you are in good hands.

Step Three: We Find the Home of Your Dreams

Timing: Varies

Now that you have your budget approved and ready to go – we’ll start viewing homes for you. Because of Compass’ innovating technology and expansive reach, we can show you homes on the market AND homes that are not listed on the MLS.

Step Four: I Submit Your Offer, Negotiation, & Agreement

Timing: Varies

This step moves pretty fast because sellers know how much they are actually willing to accept. I am a Master Certified Negotiation Expert, so you can feel confident you are in the right hands during this step.

Step Five: Due Diligence Period

Timing: 10-14 Days (Including the Negotiation & Agreement Period)

Earnest money and inspection costs are due at this time. Other action items during the Due Diligence Period include:

  • Option Fee

  • Investigate Property

  • Hire a Property Inspector

  • Hire a Termite Inspector

  • Conduct Additional Inspections (i.e. Hydrostatic, Stucco)

  • Negotiate Inspection Items

  • Order HOA Docs (if applicable)

  • Apply for Loan

Step Six: Contract to Closing Activities

Timing: 30-45 Days from Due Diligence Period and Client and Agent Attend Closing

During this phase, there is an option to back out of the contract if you are not satisfied. This stage includes:

  • Schedule a Closing Date

  • Order Homeowner’s Insurance

  • Order Survey

  • Order Home Warranty

  • Contact Utility Company

  • Obtain a Certified Check for Funds

  • Work Out Payment Details with Lender, Title Company

  • Conduct Final Walk Through

Step Seven: Client and Agent Attend Closing

Timing: 30-45 Days from Due Diligence Period and Client and Agent Attend Closing

Closing costs and down payments are due at this time. In this phase we will: 

  • Sign Loan Paperwork

  • Transfer Home into Your Name

Step Eight: You’re a Homeowner!

It’s time to move in and start making memories for a lifetime.
